Penthouses released in crown of exclusive Mollymook development

Two penthouses in one of the South Coast’s most exclusive developments have hit the market.

Construction on the luxury Carve development began in late 2025, and two three-bedroom penthouses have now been released.

They join the four other residents in the development – with half of those four-bedroom residences already sold.

NEXOM managing director Sean Smith said Carve residents are set to form a tight-knit community.

“You want to know your neighbours,” he said of the small number of residents in the development.

“We’ve purposefully kept the scale low to still be appealing, but offer that level of amenity and wellness on-site that you might see in a typical larger residential development.”

Mr Smith believes the astonishing views across coastal NSW are a key selling point for the penthouses.

“They sit 11 metres high on the hill – they have uninterrupted views,” he said.

“There are views through to Collers Beach, the Mollymook Golf Course, and all the way through to Mollymook’s main beach.

“You can even see Jervis Bay in the far distance when you’re that high up, which is quite spectacular.”

Residents will also share access to top-of-the-line amenities, including a heated pool, a sunken firepit lounge, a sauna, a meditation deck, and open-air kitchen and dining zones.

Mr Smith said it’s those wellbeing spaces that set the development apart.

“It’s just not stuff you typically see in larger developments,” he said.

“We tried to offer that level of amenity that you’d see in a five-star lifestyle hotel, but at a boutique residential level – which is really our defining difference.”

He said buyers in the project – which is 50 per cent sold – were reporting they’d been searching for a lifestyle focus in their second homes.

“The sales that we’ve got to date have primarily been investors that are Canberra- and Sydney-based.

Mr Smith said site visits were underway with prospective buyers, including investors and retirees looking to downsize.

“Typically, downsizers are a different type of buyer profile. They want to see the buildings being delivered … It’s a different set of criteria from investors.

“We’ve gone through that first wave of investor buyers – and they’re still looking, don’t get me wrong – but now we’re really attracting that downsizer market, which is great.”

Residences start at $2.4 million in the development, with penthouses at $2.8 million.

In December 2025, one of Carve’s apartments sold for $2.77 million – a record for Mollymook.

The Property Collective CEO Will Honey, the development’s exclusive sales agency, described Carve as “peaceful, quiet, boutique”.

He believes strong buyer interest is being driven by the promise of a “quality and luxurious” lifestyle inside Carve.

“A lot of developments down the coast don’t actually happen, so it’s exciting for the area. I think it’ll be exciting for the people that buy there.”

Construction is expected to be finished by February 2027.

“A lot of holiday rentals have the pool, but they don’t have those amenities … It’ll be a nice getaway,” Mr Honey said.

“You won’t be a part of a holiday rental environment where you’ve got people coming and going. It’ll be very luxurious and private, which is a big appeal.”
